Southwinds: Second phase of Kolkata’s first micro-township launched by Primarc Projects

Kolkata, Dec 7 (IBNS): Primarc Projects, one of the leading realty firms from eastern India, in association with Srijan and Riya Group, unveiled the second phase of Kolkata’s first micro-township recently.

Named Southwinds and located along the city's Southern Bypass, the project has been conceived under the ‘Live To Win’ theme and promises a better and healthier way of living, the company said.

Speaking at the launch, Siddharth Pansari, director Primarc Group, said: “Micro-township is a relatively new concept in West Bengal. It has already gained currency in various parts of the country. It is aimed at middle income families who are seeking to live in comfort and style by spending around Rs 28 lakh onwards. Residents can hope for not just all the amenities but also an element of comfort and luxury.”

Spread over 1000 cottahs of land, the project would be developed in phases.

The vision of a micro-township stemmed from the need of providing its residents all amenities and comfort of everyday living including a shopping mall, education and health facilities all within reach, said Primarc Projects in a release.

The township has a 1500 feet frontage, a vast natural water-body and offers 63 per cent open space to residents.

The project currently has 1,325 apartments on offer, built over 10 blocks with five of them rising as high as 11 floors and the remaining five with 15 floors.

Some of the key features of the micro-township includes play areas for kids, a football field, a swimming pool, and an acupressure pathway for the health and fitness conscious, a 30,000 square feet club house with a modern gym and fitness centre, and a state of the art amphitheatre.

The Southwinds Residential Project has won the pre-certified Silver rating by the Indian Green Building Council (IGBC) while the Credit Rating Information Services of India Limited (CRISIL) has awarded it a 5-star rating

As part of its focus on green measures, Primarc Projects has taken several steps -- the heat load of each building is reduced by using highly durable, fire-resistant, and eco-friendly fly ash bricks and autoclaved aerated concrete( AAC) blocks; they have further been augmented by the deployment of energy efficient glass in the facades.

The Lighting Power Density (LPD) has been kept at a bare minimum by using specially designed lights in not only the common areas but also the exteriors of the buildings.

Pansari pointed out that Southwinds has striven to take the idea of a township to a higher and more meaningful level. “We have been very conscious about the need to conserve energy while we were creating this project. It’s all about sustainable living,” he explained.

Southwinds also has kept in mind the need for top soil preservation. It has opted for various environmentally friendly measures, including LED lights, a dual plumbing sewage system, earthquake resistant material and CFC free air-conditioners. They have also used non-toxic low VOC (volatile organic compound) paint and SRI (Solar reflective index) material on the roofs for thermal efficiency.

Speaking about demonetisation and its effect on real estate, Pansari said, "Demonetisation is going to impact real estate prices sharply as is widely believed, but it is not going to be so for budget and mid- segment housing. In the next six months, housing interest rate will come down to 7.5 – 8 per cent from the current level of 9.5 percent on an average, as an effect of demonetisation. Lower interest rates will boost housing in this demonetised era.”

The total investment in Southwinds is Rs 600 crores and targeted at upper MIG.

Primarc intends to begin work on Phase III as well at the soonest.
